After carefully installing the building foundation from the plans using the exact dimensions on the plans, start erecting the building shell using the wall panels. The house may be built on a wooden floor system as shown or can be placed on a concrete slab. If the house is built on a concrete slab the bottom plate of the wall panels is termite treated for contact against a moist surface. A plan that indicates the exact order of erection is part of each package. You start with the exterior panels first.

After the exterior walls are set then the interior walls are set per the plans.

The "extra" or double plate is installed on the top of the wall panels to tie them together and to aid alignment of straight wall lines.

Set roof trusses per the roof truss placement plan at normal 60 CM on center spacing. Some situations require closer spacing.

Apply the OSB roof sheathing and apply the roofing felt paper to temporarily waterproof the roof until the fiberglass roof shingles can be installed.

Install the house wrap and set the exterior door units and windows, tape and flash the nailing fins on the windows. This will provide a “dried in” house and protection from rain, weather and intruders. At this point in time, the house can be locked with a temporary construction lock. Usually it takes about 6 to 8 working days to get to this stage on a home of 220 square meters. If the home is a smaller home of 100 square meters or less, the time is going to be 2 days or less.

At this time, plumbing, electrical and heating contractors can be working and installing their wiring, pipes, and equipment.

Exterior siding applied and exterior trim is installed.

Interior insulation, gypsum board, interior doors, cabinets are installed.

Generally finish the house with finish floor coverings, installation of appliances, paint, landscaping and other finish details.
